House extension drawings that move a project forward.

Measured, considered planning and technical drawing packages for rear, side and two-storey extensions, developed around the existing home, the intended use and the approval route.

Designed for the existing building

More than a generic set of plans.

Successful extension drawings need to respond to the property, neighbouring development, access, drainage, structure and the way the completed spaces will work. Hunter Ellis combines architectural technology with practical construction and building-surveying experience to identify constraints early and develop buildable information.

Measured survey requirements and the most appropriate planning route are confirmed after reviewing the property and proposed work. Bristol and the surrounding area are the preferred location for site-measured domestic commissions.

Typical scope

Drawing support from initial record to technical package

Existing-property drawings

Measured plans, elevations and sections proportionate to the proposed work and available access.

Design and planning drawings

Existing and proposed information showing the scale, appearance and relationship of the extension to the original home.

Building Regulations information

Technical plans, sections, notes, construction build-ups and coordinated specialist information where included in the agreed scope.

Specification and details

Project-specific notes and junction information that reduce ambiguity when obtaining quotations and constructing the work.

A clear sequence

How the drawing process works

01 Review

Discuss the brief, property and available information.

02 Measure

Record the relevant existing building where a site survey is required.

03 Develop

Prepare and refine the agreed design or technical package.

04 Issue

Provide final PDF drawings, with two agreed revision rounds included.

Basic drawing commissions are normally completed within 1–4 weeks. Larger projects involving a full measured survey, coordinated technical information and specification may require up to three months. The programme and individually quoted fee are confirmed before appointment.

Planning permission and Building Regulations are different

Some extensions require a planning application; others may fall within permitted development, although restrictions can apply. Building Regulations address technical compliance and may still apply even where planning permission is not required. The required drawings and any application-support role are defined for the individual project.

Extension journey

A proposal developed around the existing home

Successful extension drawings resolve more than floor area. Levels, drainage, daylight, structure, circulation, neighbouring property and the way new work meets old construction all influence the design.

1 · Existing information

The brief, planning history, photographs and available drawings are reviewed. A measured survey is arranged where reliable existing information is not available.

2 · Design & consent

Layouts and external form are developed around the agreed brief before the appropriate planning, permitted-development or other consent route is prepared.

3 · Technical package

Where appointed, the proposal is developed into Building Regulations drawings, details and coordinated structural information suitable for the next project stage.
