Is Level 2 suitable?

Best suited to standard, uncomplicated properties

Level 2 is aimed at buyers who want a professional condition survey of a relatively straightforward home without the more extensive construction and repair analysis provided in a Level 3 Building Survey.

If the property is older, heavily altered, non-standard, visibly defective or due for substantial refurbishment, we may recommend Level 3 instead. Send us the listing and we’ll advise before you book.

What a Level 2 survey does not replace

Non-destructive inspection

The survey is visual and non-destructive. Concealed areas behind fixed finishes and inaccessible construction cannot be fully inspected.

Specialist testing

The survey does not replace electrical testing, gas safety checks, drainage CCTV, asbestos sampling or structural engineering analysis.

Is a Level 2 Home Survey the same as a HomeBuyer Survey?

HomeBuyer Survey is still commonly used as a general term for a mid-level residential survey.

Is Level 2 suitable for a Victorian house?

Often not. Older, altered or visibly defective properties will usually justify a Level 3 Building Survey.

Will you tell me if Level 3 would be better?

Yes. We review the property information before instruction and recommend the more proportionate service.

Do you inspect the roof space?

Accessible roof spaces are inspected where safe and practical access is available.

Do you test electrics, gas or drainage?

No. The survey includes visual assessment rather than specialist testing.
