Roof Surveys in Bristol
Independent roof inspections for buyers, owners and landlords who need clearer evidence about the condition of a roof, chimney or high-level building element before committing to repair or purchase.
Personally inspected by Mark Tutton BSc (Hons) MSc MRPSA ACABE, with an MSc Surveying (Building Surveying) from an RICS-accredited programme and practical construction experience.
Already know you need aerial inspection? See Drone Roof Surveys Bristol. For a defined flat-roof condition record, see Flat Roof Inspections.

A closer look at the roof when the roof is the concern
A roof survey can be useful where a previous Level 2 or other general survey could not see enough of the roof, where the covering is approaching the end of its expected service life, where there has been leakage or where you want an independent condition opinion before obtaining roofing quotations.
Pre-purchase concern
Focused inspection where the roof remains a material concern after a wider home survey.
Leaks and water ingress
Assessment of visible roof defects, junctions and likely water-entry routes within the agreed scope.
Condition and maintenance
Photographic evidence and practical repair priorities for owners, landlords and maintenance planning.
What we can inspect
- Pitched roof coverings, ridges, hips, verges and valleys where visible
- Chimneys, flashings, parapets and roof-to-wall junctions
- Flat-roof coverings, upstands, outlets and visible falls
- Gutters, downpipes and other high-level rainwater details
- Accessible roof spaces and visible internal evidence where included in the instruction
- Previous patch repairs, coatings or alterations where apparent
The exact scope is confirmed before inspection so the report addresses the question you actually need answered.
How high-level areas are viewed
The method depends on the property and conditions. Inspection may combine ground-level observation, accessible internal roof-space inspection, pole-mounted camera views and drone imagery where safe, lawful and useful.
Drone use is not guaranteed on every inspection because weather, airspace, neighbouring property and site constraints can prevent a flight.
Condition evidence with proportionate next steps
Photographic findings
Clear images of material defects and relevant roof details where they can reasonably be obtained.
Defect interpretation
Likely cause and significance are explained rather than simply listing visible faults.
Repair priorities
Advice separates urgent defects from routine maintenance and identifies where specialist quotation or further investigation is justified.
A roof survey is normally visual and non-destructive
Roof coverings and construction can conceal defects that cannot be established without lifting materials or opening up. Unless destructive investigation is specifically agreed, the inspection does not expose concealed membranes, fixings, insulation, decking or structural components.
Where the evidence is incomplete, the report will say so and recommend proportionate further investigation rather than presenting uncertainty as fact.
Roof surveys across Bristol and nearby areas
The core service area includes Bristol and South Gloucestershire, with selected North Somerset and other nearby locations considered by agreement depending on the property, inspection scope and diary availability.
Choose the inspection that matches the problem
Before arranging a roof survey
Can you inspect both inside and outside?
Yes, where that is agreed as part of the scope and suitable access is available. For purchase-related roof concerns this can be particularly useful because internal roof-space evidence may help put external defects into context.
What happens if the weather is unsuitable for a drone?
The inspection can still use other reasonable viewpoints where available, including ground-based and pole-mounted camera views. If safe inspection cannot answer the agreed question, that limitation will be reported and a return visit may be discussed where appropriate.
Can you tell me exactly how many years a roof has left?
No surveyor can reliably guarantee an exact remaining lifespan from a visual inspection. We can comment on condition, material, visible deterioration and whether repair or renewal should reasonably be anticipated.
Is this a structural engineer’s report?
No. It is a building-surveying inspection of the agreed roof concern. Where evidence indicates that structural engineering input is appropriate, that will be recommended.
Need the roof properly assessed before you commit?
Send the property address, listing link if available and a short explanation of the concern. We will confirm the appropriate inspection scope, availability and fee before you instruct.
